Structural alterations, layout changes, and complete refurbishments
Full renovations are the most complex work we do -- and the most transformative. Whether that means removing a load-bearing wall to create open-plan living, a full kitchen and bathroom refurbishment, or a complete layout change to a Victorian terrace, we manage every element from structural design to final decoration.
Structural alterations
Removing load-bearing walls requires a structural engineer to design the replacement beam (RSJ or LVL timber), specify the bearing pads and padstones, and sign off the installation. We handle the full process: drawings, Building Regs application, Acrow props during installation, and Building Control inspection.
Phased living during the build
For most renovation projects, you can stay in your home. We work in phases -- isolating each area before starting the next. You maintain access to bathroom and sleeping facilities throughout. For the most disruptive phases (kitchen removal, for example), we typically allow 2--3 weeks and warn you well in advance.
Coordinating multiple trades
A full renovation involves groundworkers, structural engineers, electricians, plumbers, plasterers, tilers, carpenters, and decorators. Your named project manager coordinates all of them to the Gantt chart. You have one point of contact -- not six different tradespeople calling you simultaneously.

Frequently asked questions
Do I need planning permission for internal alterations?
Internal structural alterations do not usually require planning permission, but they do require Building Regulations approval (specifically for structural alterations, new electrics, and changes to heating systems). We handle all of this.
How do you price a renovation?
After an initial survey we produce a detailed fixed-price specification listing every element of the work. Nothing is vague. You approve the specification before we start, and the price is the price. Our contingency line is transparent and any unused portion is returned.
What disruption should I expect?
We are honest about this: full renovations are disruptive. We minimise it through phasing and daily site clean-up. Most clients are surprised by how manageable it is. For the noisiest phases (demolition, floor grinding) we give at least one week's notice.
