Loft Conversions

Dormer, hip-to-gable, mansard, and Velux conversions

A loft conversion is one of the highest-return home improvements you can make. In most Nottingham properties -- especially the abundant 1930s and 1960s detached and semi-detached stock -- there is more usable space above the ceiling than homeowners realise.

Types of loft conversion we build

Velux conversions (roof windows only, no structural changes to the roofline -- cheapest option), Dormer conversions (a box extension projecting vertically from the slope -- most common), Hip-to-gable conversions (replaces a sloped hip end with a vertical gable wall -- typical on detached and semi-detached), and Mansard conversions (steepened slope on both sides with a flat top -- maximum space, most expensive).

Structural considerations

Loft conversions require new structural joists to support the floor, a new staircase (minimum 2m headroom at the stair centreline), fire separation between the new floor and the floors below, and smoke alarms on each landing. Our structural engineer assesses the existing roof structure and designs the new floor system.

Fire safety and Building Regs

Building Regulations require 30-minute fire-resisting construction between the loft floor and the rest of the house, plus mains-wired smoke detection on all floors. We design and build to comply with Approved Document B, and Building Control inspection is included.

Frequently asked questions

Does a loft conversion add to my council tax?

Adding a room does not automatically trigger council tax reassessment -- only a sale or significant extension of the whole property typically triggers this. Most loft conversions proceed without any change to council tax band.

How much headroom do I need?

A minimum of 2.2m at the ridge (highest point) is generally needed to make a loft conversion viable. We offer free loft assessments -- we will visit and measure before you commit to anything.

Do loft conversions need planning permission?

Most loft conversions fall under Permitted Development. Exceptions include properties in conservation areas, listed buildings, and where the conversion would extend beyond the existing roof plane (though dormers often still qualify). We check this for every project.
