A garage conversion is the fastest and most affordable way to add a habitable room to your home. An average integral garage gives you 15--25m² of floor area -- enough for a home office, playroom, guest bedroom, or utility room -- typically in just three to five weeks.
Integral vs. detached garage
Integral garages (attached to and accessed from the house) are the easiest to convert -- the structure is already there, and the space is already connected. Detached garages can also be converted but require additional work to bring in services (electrics, heating) and may have different planning requirements.
Planning permission
Converting an integral garage into a habitable room is almost always Permitted Development -- no planning application required. However, Building Regulations approval is required: we submit the application, ensure the floor is insulated and raised to DPC level, fit appropriate ventilation, and obtain the Completion Certificate.
What we do to the garage door
The garage door opening is typically bricked up or replaced with a new window and partial wall. We can also install a crittal-style steel frame window for a contemporary look, or create a double glazed frameless glass panel. The choice is yours -- we will advise on what suits the property.

Frequently asked questions
Will I lose my off-road parking?
If you convert your only parking space to habitable use, some councils may require planning permission and could refuse if off-road parking is essential. We always check local parking requirements before starting.
Can a garage conversion be used as a bedroom?
Yes, provided it meets Building Regulations for habitable rooms: minimum 2.1m ceiling height, adequate natural ventilation, and escape window if on the ground floor. Most integral garages meet or can be adapted to meet these requirements.
How long does a garage conversion take?
