A rear extension is the most popular way to add substantial living space to a Nottingham home. Whether it is a single-storey kitchen-diner or a double-storey addition gaining a bedroom above, a well-designed rear extension fundamentally changes how you live in your home.

Permitted Development or Planning Permission?

Most single-storey rear extensions up to 4m deep (3m for semi-detached) fall under Permitted Development rights -- no planning application needed. We handle the Householder Application where required, and always check whether your property is in a conservation area or Article 4 Direction zone before assuming PD applies.

Building Regulations

All extensions require Building Regulations approval regardless of planning status. We submit the Full Plans application, liaise with Building Control throughout the build, and obtain the Completion Certificate on your behalf. Structural engineer calculations are included in our fee.

Structural steelwork

Opening up the rear elevation typically requires an RSJ (rolled steel joist) to carry the load of the existing structure above. Our structural engineer specifies the correct beam size; we install it, and it gets inspected by Building Control at foundation and steelwork stage.

How long does a rear extension take?

A standard 20--25m² single-storey extension typically takes 6--8 weeks on site. We always give you a week-by-week Gantt chart before work starts.

Can I live in my house during the build?

Yes -- the vast majority of our clients do. We hoard off the work area, maintain access to the kitchen (where possible), and clean the site to a liveable standard every evening.

Do I need a Party Wall Agreement?

If your extension is within 3m of a neighbour's foundations, or if you share a wall, the Party Wall Act 1996 applies. We can refer you to a Party Wall surveyor and advise on the notice process.
